General Terms and Conditions

These General Terms and Conditions („Terms“) apply to reservations and rentals of holiday homes and apartments offered via the website
https://www.sassolive.com and handled via email and/or the contact form (no online shop checkout).
By sending a booking request and/or confirming a reservation, you accept these Terms.

2) DEFINITIONS

  • „Accommodation“: the booked holiday home/apartment (holiday home / villa / apartment) offered by Sassolive.
  • „Guest“: the person making the booking and all occupants staying in the Accommodation.
  • „Arrival date“ / „Departure date“: the dates confirmed in writing by the Provider.

3) SUBJECT OF THE AGREEMENT

The Provider rents the Accommodation to the Guest for temporary holiday purposes only. Subletting or use for commercial purposes
(events, parties, productions) is not permitted unless explicitly agreed in writing.

4) BOOKING PROCESS AND CONCLUSION OF CONTRACT

4.1 Inquiry
A booking can be requested via contact form or email. A request is not a binding acceptance by the Provider.

4.2 Confirmation
A rental contract is concluded only when the Provider confirms the booking in writing (email is sufficient) and the Guest accepts the confirmation.

4.3 Booking details
The written confirmation will specify at least:

  • Accommodation name
  • Arrival and departure dates
  • Number of guests
  • Total price and included services
  • Cleaning fee (if applicable)
  • Payment schedule
  • Any security deposit and local/tourist tax (if applicable)

5) PRICES, INCLUDED SERVICES

5.1 Prices
Prices are as stated on the website and/or in the written booking confirmation. If there is a difference, the written booking confirmation prevails.

5.2 Included services
Unless stated otherwise, the price covers the agreed rental period and standard utilities (water/electricity) for normal household use.

5.3 Additional charges
The following may be charged where applicable and as stated in the booking confirmation:

  • Final cleaning
  • Local/tourist tax
  • Security deposit (Section 13)
  • Extra services (e.g., extra cleaning, extra linen, late check-in, pets)

6) PAYMENT TERMS

Unless agreed otherwise in writing, the following payment terms apply:

  • 30% deposit by bank transfer to confirm the reservation
  • 70% balance by bank transfer no later than 15 days before arrival

Non-payment
If the deposit or balance is not paid on time, the Provider may cancel the reservation and re-let the Accommodation.
Cancellation charges may apply according to Section 9.

7) ARRIVAL, CHECK-IN, CHECK-OUT, KEYS

Check-in: from 15:00 (3:00 pm)
Check-out: by 10:00 (10:00 am)

Keys and access
The Guest must follow the check-in instructions provided. Keys (or access codes) must be returned at check-out. Lost keys may be charged.

Late arrival / early departure
Late arrivals must be communicated as early as possible. No refund is due for early departure.

8) OCCUPANCY, VISITORS, HOUSE RULES

8.1 Maximum occupancy
Only the number of guests stated in the booking confirmation may stay overnight. Exceeding occupancy can lead to immediate termination of the stay without refund.

8.2 Visitors
Day visitors are allowed only if they do not disturb neighbors and do not exceed reasonable limits. Events/parties require prior written approval.

8.3 Quiet hours and respect
The Guest must behave respectfully, comply with local regulations, and avoid excessive noise, especially at night.

8.4 Smoking
Smoking is not permitted inside the Accommodation unless explicitly stated otherwise.

8.5 Pets (on request)
Pets are allowed on request only and must be approved in writing by the Provider before arrival. Additional rules and/or fees may apply and will be stated in the booking confirmation.

9) CANCELLATION BY THE GUEST (WITHDRAWAL)

Cancellations must be made in writing (email is sufficient). The date we receive your cancellation message (local time at the Provider’s location) is decisive.

Cancellation charges (unless the booking confirmation states otherwise):

  • Cancellation received 60 or more days before arrival: 0% (full refund of amounts paid)
  • Cancellation received 59 to 16 days before arrival: 50% of the total booking price
  • Cancellation received 15 to 0 days before arrival, or no-show: 100% of the total booking price

If the Accommodation is re-let for the same period, the Provider may, at its discretion, refund amounts recovered, minus reasonable costs and any price difference.

10) CHANGES BY THE GUEST

Date changes, name changes, and other modifications require written agreement and may be subject to availability and an administrative fee.

11) CANCELLATION / TERMINATION BY THE PROVIDER

The Provider may cancel the booking if payment deadlines are not met, the Guest violates essential rules (e.g., unauthorized parties, excessive occupancy, serious disturbance),
or the Guest provides incorrect information relevant to the booking.

In case of justified termination due to Guest breach, no refund is due and the Guest may be liable for damages.

12) CLEANING FEES AND END-OF-STAY CONDITION

Final cleaning fees are stated on the website and/or in the booking confirmation and may differ by Accommodation.

The Guest must leave the Accommodation in an orderly condition. Excessive soiling, trash left behind, or cleaning beyond normal use may be charged.

13) SECURITY DEPOSIT AND DAMAGES

13.1 Optional security deposit
The Provider may require an optional security deposit of EUR 300. If a deposit is required, this will be stated in the booking confirmation (due date, payment method, and return rules).

13.2 Damages
The Guest is responsible for damage caused by the Guest or accompanying persons, including lost items, broken inventory, and improper use. Damages must be reported immediately.

14) DEFECTS, COMPLAINTS, AND REMEDIES

If the Guest notices defects (e.g., technical issues), the Guest must inform the Provider immediately to allow a remedy.
Claims for refunds or reductions require that the Provider was given a reasonable opportunity to fix the issue, unless this is impossible.

15) LIABILITY

Provider liability
The Provider is liable for intent and gross negligence. For slight negligence, the Provider is liable only for breach of essential contractual obligations and limited to foreseeable typical damages,
unless mandatory consumer laws provide otherwise.

Guest liability
The Guest is responsible for personal belongings and must take reasonable care. The Provider is not liable for loss or damage to valuables unless caused by the Provider’s fault.

16) FORCE MAJEURE

If performance is prevented due to events beyond reasonable control (e.g., natural disasters, government restrictions, major utility outages), both parties may be released from their obligations
for the duration of the event. Payments will be handled fairly based on the specific situation and mandatory law.

17) DATA PROTECTION

Personal data provided during inquiries and bookings is processed to handle the reservation and communication. Details are described in the Privacy Policy on the website.

18) GOVERNING LAW AND JURISDICTION

These Terms are governed by Italian law, excluding conflict-of-law rules, unless mandatory consumer protection laws of the Guest’s country of residence apply.
If the Guest is a consumer, statutory rules on jurisdiction apply. If the Guest is a business, the place of jurisdiction is Imperia (IM), Italy.

19) SEVERABILITY

If any provision of these Terms is invalid or unenforceable, the remaining provisions remain effective. The invalid provision will be replaced by a valid provision closest to the original economic intent.
